History of ReBuild Inc
Oasis Noir will use an experienced Houston-based construction company in partnership with Rebuild to construct the development. We believe Oasis Noir is in position to enrich the lives of those in our community - not just at completion but during the development stage. It is important for Oasis Noir to use all of our resources to support those who may be less fortunate and/or just need to turnover a new leaf and gain success in the fast-growing construction industry.
We are blessed to be in position to partner with Rebuild Inc. See below for details of the non-profit. All sponsorships, donations and memorabilia purchases can be written off on taxes as your donation goes towards the education and labor cost of Rebuild clients!
Rebuild is a non-profit company that provides paid classroom and on-site apprenticeship to those who are have recently (2 years) been incarcerated, veterans who have experienced incarceration within the past 10 years & those who are in under-served communities.
Our clients will receive an hourly wage while learning and completing on-the-job training. Clients will complete their apprenticeship at Oasis Noir. Once clients have completed their apprenticeship, clients will be given the opportunity to apply their skills to a house that they can flip with a team of other investors with no upfront cost to the client. Clients complete all steps associated with flip with the help of our team. Client will receive a portion of the proceeds from the "flip."
Program Details
This program was created to assist low-income individuals, those who have recently exited incarceration, veterans who have a felony (within the past five years) and other under-served populations in learning the process of construction and “flipping houses.” Those that graduate from the program, will receive a certificate as a Real Estate Investor Administrative Assistant.
This program has both an instructor lead and on-site training. Those that participate in the program can learn the skills necessary to work:
1. Complete construction/renovations
We recognize that the greatest barrier for individuals to enter investing into real estate is money. As such, we have created a system that allows those who graduate, to participate in a flip (on their own) with no upfront out-of-pocket expenses to them. We do this through grants and through pooling participates together on one flip. They will complete the flip on their own with assistance of our company. We believe this is a method to increasing income of our participants and reducing recidivism. This has a multitude of benefits that include but not limited to
1. Decrease in the use of government subsidies as we assist our clients in climbing out of poverty
2. Increased income in lower-income communities
a. Leads to more home ownership
b. Less violence in the neighborhoods
c. Better quality schools
3. Improved sense of self-worth
4. Improved mental health
Course Delivery
Material will first be delivered by an in-person instructor with in-class assignments. At the end of each unit, will be a test regarding the material. The exams are not limited to a traditional test. Instead, we use practical testing style with scenarios that our clients must complete with no more than a 20% error rate.
Once a client successfully completes the in-person lead instruction and exams, the client will be teamed with our construction crew where they will learn how to complete a total of 2 trades. For example, a client may decide to learn how to complete drywall and tile.
An exam that consists of the client completing work without the assistance of a team supervisor. Upon passing the exam, the client will be presented with a certificate of completion.
